Winter Issue — Brownstone Traction Review — Hudson County, New Jersey
Brownstone Stoops That Refuse To Be Slippery
We diamond-grind worn brownstone treads, bond a mineral anti-slip surface onto nosings and landings, re-texture cast-iron handrails so a wet glove still holds, and dispatch a de-icing route for Hoboken rental buildings from the first November frost to the last March freeze.
The stoop is the only part of your building that gets wet, freezes, and is walked on by strangers.
“Three winters ago we were salting by hand at 5 a.m. Now the treads hold on their own and the route truck comes before the tenants wake up.” — Building manager, nine units, Garden & 7th
Hoboken brownstone was quarried soft. A century of boots, hose water and rock salt rounds the nosing until the stone goes glass-smooth and the arris disappears. Add a 31°F drizzle off the Hudson and a seven-step stoop becomes the most expensive square footage a landlord owns.
Our method starts with stone, not sand. We profile each tread with a diamond cup wheel to open the pore, wash out the chloride that has soaked in over the years, then broadcast an aluminum-oxide mineral into a clear bonded matrix. The result reads as stone — matte, grey-brown, no plastic sheen — but measures above a 0.60 wet dynamic coefficient of friction. Nosings get a second pass, because that is where the heel lands.
Cast-iron handrails are the second half of the job. A painted rail that has been re-coated eight times is smooth enough that a wet wool glove slides straight down it. We strip the top surface of the grab-rail, lay a fine-grit grip coat only where a hand actually travels, and leave the scrollwork clean so the ironwork still looks like 1884.
Then winter. Starting November 15 we run a dispatch route through the Hoboken grid: brine pre-treatment before a forecast event, mechanical clearing of treads and the sidewalk flag in front of the stoop, and a calcium-free, stone-safe melt that will not pit brownstone or bloom white on the risers. Every visit is time-stamped and logged, so if a claim ever lands on your desk, the record is already written.
Index of the Work
Six standing services. Priced per stoop, per rail, per winter.
-
01
Brownstone Tread Slip-Proofing
Diamond profiling, chloride wash-out and a bonded mineral anti-slip surface across treads, nosings and the upper landing. Matte stone finish, tested wet before we hand the keys back.
-
02
Cast-Iron Handrail Re-Grip
Grab surfaces stripped of layered paint and re-coated with a fine-grit grip film. Loose newel posts re-pinned, rust cut back and sealed. Decorative ironwork left untouched.
-
03
Winter De-Icing Route
November 15 through March 31. Brine pre-treatment ahead of forecast events, clearing of stoop and sidewalk flag, stone-safe melt, and a time-stamped service log per address.
-
04
Pre-Season Freeze Audit
A walk-through of every entrance you own: wet friction readings per tread, rail grip check, drainage and downspout discharge, shaded freeze zones. Delivered as a written report you can file.
-
05
Nosing & Edge Rebuilding
Crumbled stoop edges rebuilt in colour-matched brownstone mortar, re-profiled to a true arris so the step reads clearly underfoot and the new grip surface has something to bond to.
-
06
Areaway & Basement Stair Grip
The garden-level run nobody inspects: cast treads, bluestone slabs and steel pan stairs cleaned, de-greased and gripped, plus drain clearing so meltwater leaves instead of refreezing.
One slip claim costs more than ten winters of grip.
